1.Knoydart Cottage is provided for holiday rental purposes. It accommodates a maximum of four people.

2. Booking
•    Bookings will be taken for week long periods from Saturday to Saturday.
•    Rental prices can be found on the Rates page of our website.
•    Prices are inclusive of bed linen, towels and electricity.
•    Short term bookings may also be arranged and prices are available on request.
•    The cottage will be available from 4pm on arrival on the start date of the rental period and we ask guests to  vacate the property by 10am on the day of departure.
•    On booking, 25% of the rental is payable as a deposit, with the balance due six weeks prior to the commencement of the rental. If a booking is made within six weeks of the rental the full amount is payable.
•    When cancellations are made, we shall do our best to re-let the property.
•    Where we are unable to secure a replacement booking, the deposit will be forfeited for cancellations made up to six weeks prior to the rental, and the full rent will be forfeited for cancellations made within six weeks prior to rental. We strongly recommend taking out adequate Holiday Insurance to cover against such an eventuality.
•    Directions to the house and arrangements for keys will be provided by us on receipt of the balance of the rental.

3. Cleaning
Please leave the property in the same clean and tidy condition in which it was found.
Any damages should be reported to us as soon as possible.
Please remove all food and rubbish when departing. Rubbish can be placed in the bins provided and these should be wheeled to the bottom of the drive on Wednesday evening to await the local authority collection early on Thursday morning. The recycling bin is collected monthly and details can be found in the
folder inside the cottage. There is a re-cycling point at the Broadford service station.

4.Pets
No pets are allowed .

5. Smoking.
Smoking is prohibited on the property.

6. Vehicles and access.
There is room to  park  one car at the side of the cottage and room for a further car by the gate. We ask guests to make sure that access for  any emergency vehicle is unrestricted. All vehicles are left at the owners risk.

7. Repairs and damages
Any damages or items that require repair  should be notified to us as soon as possible.
We will do our utmost to repair or replace items reported to us quickly, however guests should understand that due to the remoteness of Skye it can be difficult to rectify problems quickly.

8. Restrictions
We reserve the right  to remove any persons from the property if:
•    we feel their behaviour is causing a nuisance,
•    we feel they have or are likely to cause damage to the property,
•    the stated occupancy period has been exceded,
•    we  believe drugs have been brought onto are being used on the property.

9. Owners  Access
We reserve the right to enter the property at any time in the event of  an emergency.

10. Insurance
We strongly recommend that guests have adequate insurance to protect themselves and  their belongings to cover them for any loss or damage .

11.Injury Loss or  Damage
The  use of the cottage and its equipment is entirely at the users risk and no responsibility can be accepted by the owners for injury, loss or damage to guests or visitors belongings including motor vehicles.
 
12.Guest’s responsibility.
The hirer/guest is responsible for the property and its contents.

13. Availability
If the cottage cannot be made available for the period booked due to events beyond the owners control and they are forced to cancel a booking, the whole of the rental  will be refunded and the guest will have no further claim against the owners.
